How to Finance Investment Property

Investment properties do not work in quite the same way as your first home, and it is important to ensure that the property is going to be as profitable as possible. There are a few options when it comes to financing your new investment.

Generally, people who need property financing are in a good position as long as they can prove to the lender that the property will bring a profit and/or grow in value over the life of the loan. This means that as long as your investment property has a solid predicted return you stand a very good chance of finding quality finance options.

Most real estate investors use a traditional bank mortgage to finance their property investing. It is important to remember that banks can be less generous when it comes to first time property investors, so it helps if you have a good credit score in order to find the best interest rates on loan. If a bank loan isn't available to you then there is always the option of finding a private investor who has cash available to fund your investment. In all cases you'll need to put together a solid proposal and show the investment is going to pay off.

You should go through all of these available options before finding a hard money lender for the investment. Take some time to shop around and approach all available lenders before making your decision.
